Estimator I, II & III
Job purpose
The Estimator I position prepares work to be estimated by gathering proposals, blueprints, specifications, and related documents. Identifies labor, material, and time requirements by studying proposals, blueprints, specifications, and related documents. This position is a great opportunity to work in our estimating department at the main office with the construction management team.
Qualifications
· Degree in Construction Science, Engineering or similar relevant field, preferred
· Relevant work experience, preferred
· Experience with Procore & PlanSwift, preferred
· Excellent organizational skills, with the ability to prioritize routine work and responsibilities to ensure deadlines are met
· Self-motivated and detail oriented
· Knowledge of Microsoft Office applications, including Excel, Project and Word
· Effectively collaborate and coordinate workload with team members
· Ability to interpret and build according to drawings, specifications and other documents
· Good verbal and written communication skills
Duties and responsibilities
· Create bid lists that fit scope of job, ensuring that we have the right subs for the project
· Solicit proposals from all relevant Subcontractors/Vendors, obtain a minimum of 3 proposals per trade
· Maintain continuity among bids received and contracts awarded by documenting and properly communicating all addendums, updated drawings and any irregularities as deemed necessary
· Seek out & obtain qualifications for new Subcontractors/Vendors, utilize Subcontractor Qualification From
· Apply creative and resourceful procedures to gain proper coverage from subcontractors
· Enter all relevant information into Estimating Software
· Review bid requirements thoroughly and ask follow-up questions on every bid
· Develop RFI’s and clarifications to ensure adequate subcontractor coverage
· Perform a comprehensive “bid day” analysis and scoping of specific assigned trades; De-scope bids for completeness
· Minimize exclusions by performing due diligence on scope review
· Work alongside the Estimating & Project Management teams to turn over bid documents and selecting Subcontractors
· Interface and communicate with clients, vendors, & consultants
· Tasks based on C&C’s processes & procedures
Superintendent
Job Purpose
Project Superintendents are technical experts who will oversee the entire operation of the construction site. They should be able to determine and address any risk areas in order to maintain the safety of workers. This candidate should be experienced in communicating project milestones with clients and other parties and be able to establish a timeline for completion. While onsite, the Superintendent will coordinate all deliveries and organize all coordination meetings with subcontractors.
Duties and responsibilities
· Coordination and layout with all subcontractors
· Arranging all field inspections with local authorities and coordinating with corresponding trades
· Coordination of third-party quality control engineers and surveyors
· Scheduling of subcontractors to ensure timely completion
· Responsible for maintaining a safe work environment according to all OSHA, C&C and site safely policies
· Lead all weekly or daily subcontractor meetings, recording meeting minutes
· Coordinating weekly meetings and inspections with third party safety inspector
· Generate RFI’s based on field conditions and requests.
· Documenting daily work log to track subcontractor progress
· Providing two week look-aheads with project management team for owner update meetings
· Participate in and potentially lead project meetings with owner and design team
Qualifications
· College Degree, Building trade or similar relevant experience
· Ability to interpret and build according to drawings, specifications and other documents
· OSHA 30 Certified
· Experience with Procore, preferred
· Experience in the Senior Living Market, preferred
· Interpersonal Skills
· Communication & Organizational Skills
· Proficient with MS Office Outlook, Work, Excel and Project and/or Outbuild
Working conditions
While performing the duties of this Job, the employee is regularly exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; outside weather conditions; extreme cold and extreme heat. The employee is occasionally exposed to toxic or caustic chemicals; risk of electrical shock and risk of vibration. The noise level in the work environment is usually loud. Safety is top priority in this position.
