The Atrium at Red Bank
C & C completed this multi-phase renovation of The Atrium in 2013. The project included complete remodeling of three floors of the existing, occupied 14-story tower; construction of a new 8-story addition; completion of a resident valet parking lot; reconstruction of the waterfront bulkhead; and replacement of the occupied resident unit curtain wall system. Renovations of floors 4, 5, and 6 comprised a complete demo and remodel of 24 apartments, including new custom kitchens and baths.
The greatest challenge of this project was limited access. The site is located on the very busy Riverside Avenue with two existing flanking 14-story towers, one to the east and one to the west, with the Navesink River to the north. An extremely steep slope was the only available space for a crane. Due to limited site access and the need to match the existing tower 8’-8” floor to floor construction at multi levels, it was quickly decided that concrete was the best construction method.
This project used a 6000 PSI concrete mix with mid range plasticizer to achieve a pumpable mix with outstanding break results. Retarders were used when the air temperature at time of placement was over 70 degrees because the mix was prone to a very rapid initial set. Non-chloride accelerators were used during cold weather to ensure that the concrete floor construction could proceed on schedule. There were no low test results on the project and none of the concrete had to be removed due to low quality.
